Carrollwood bathrooms are mostly original, and by original we mean 1960s through early 1980s. Cultured marble vanity tops with integrated bowls, a fiberglass tub-shower unit or a tiled tub surround in a color that was confident at the time, a single ceiling fixture, a sheet mirror, and a layout that has not been touched since the house was built. Many of these homes have had one owner for a very long time, and that shapes how we approach the work.
Building for People Who Are Staying
A large share of our Carrollwood clients are not renovating to sell. They like the neighborhood, they like the oaks, and they intend to be in the house for the next twenty years. That changes the specification in ways that are worth doing while the wall is already open:
- Solid blocking in the walls for grab bars — install them now or leave the backing so they can go in later without opening tile
- A curbless or low-threshold shower rather than stepping over a tub wall
- Comfort-height toilets and vanities
- Slip-resistant floor tile rated for wet areas, not just chosen for looks
- A shower bench and a handheld on a slide bar
- A wider door opening where the framing allows it
- Lighting bright enough to actually see by, layered rather than a single fixture
None of it has to look institutional. Done properly this is simply a well-built bathroom that happens to work for everyone.
Split-Level and Ranch Layouts
The hall bath in these homes is typically a narrow rectangle shared by the secondary bedrooms, sometimes as a jack-and-jill with two doors that waste a surprising amount of usable wall. Reclaiming that space, or borrowing from a linen closet, is often the difference between a cramped room and a comfortable one. In split-levels we check what the plumbing is doing across the level change before promising any fixture relocation.
Pre-1980 Materials
Popcorn ceiling texture and some sheet flooring and adhesives from this era can contain asbestos. In a bathroom, where you are demolishing in a small enclosed space, testing before disturbing it is the right call. If it comes back positive we coordinate licensed abatement. We would rather have an uncomfortable conversation at estimate than create an exposure problem.
Aging Plumbing and Ventilation
Original galvanized supply lines from the 1960s corrode from the inside and are frequently the real reason for weak pressure. While the wall is open, replacing them is inexpensive. Many baths from this period also have either no exhaust fan or one venting into the attic — a genuine mold risk in this climate that we correct as a matter of course.
