Brandon kitchens are a remarkably consistent problem, and that is good news for your budget. The bulk of the housing stock here went up between the mid 1980s and the mid 2000s as planned subdivisions, which means we are usually looking at the same handful of builder decisions: a kitchen walled off from the family room, a bulkhead soffit running above the cabinets, builder-grade oak or maple boxes, laminate counters, and a fluorescent box light in the ceiling.

Opening the Kitchen to the Family Room
This is the single most requested change we do in Brandon, Valrico, and Riverview, and it is what actually transforms these floor plans. The wall between the kitchen and the family room is sometimes structural and sometimes not — in a single-story truss-framed home it is frequently non-bearing, which makes the job dramatically cheaper than the same request in an older stick-framed house. We determine that before we quote it, not after.
Killing the Soffit
That dropped bulkhead above your cabinets is usually hollow, but not always. Builders routinely ran HVAC branch ducts, plumbing vents, and wiring through them. Removing the soffit and taking cabinets to the ceiling instantly modernizes the room, but it means rerouting whatever is up there. We open an inspection hole during the estimate so we know which version of this job we are selling you.
Slab-on-Grade Plumbing
Nearly every home out here is built on a monolithic slab. Moving a sink or adding an island with a drain means either cutting and trenching the slab or rerouting overhead through the attic. Both are routine for us, but they are not free, and any contractor who quotes an island sink without discussing which approach they are using has not thought about it.
Hillsborough County Permitting and HOA Review
Brandon, Valrico, and most of Riverview are unincorporated Hillsborough County, so permits go through the county rather than the City of Tampa — a different office, different submittal process, and a different inspection queue. On top of that, most of the newer subdivisions carry an HOA with an architectural review committee. Interior kitchen work usually clears without review, but anything visible from the street, including a new exterior vent penetration or a dumpster in the driveway for three weeks, can trigger a letter. We tell you upfront which approvals your project actually needs.

- Removing or opening the kitchen and family room wall
- Soffit removal with duct and vent rerouting
- New cabinetry to the ceiling, with real plywood boxes and soft-close hardware
- Quartz or granite counters replacing laminate
- A functional island with power and, where it makes sense, a drain
- Recessed lighting to replace the fluorescent box
- Tile flooring continued through to the adjoining living space
- Panel and circuit upgrades where the existing service will not carry modern appliances
