St. Petersburg is its own jurisdiction with its own building department, its own flood map realities, and a housing stock that does not look much like Hillsborough County. If you are hiring a contractor who works mostly on the Tampa side, ask them how many kitchens they have actually finished in Pinellas. The permitting alone is a different workflow.
Concrete Block Changes Everything
The single biggest technical difference in St. Pete is that most homes built from the 1940s through the 1970s are concrete block with stucco, not wood frame. You cannot simply open a block wall to run a new drain or move a circuit. Plumbing and electrical either get chased into the block, furred out with a new interior wall, or routed overhead. Exterior openings for a new window over the sink require lintel work. None of this is exotic, but it is real labor that a frame-house estimate does not include.
Terrazzo Under the Vinyl
In mid-century St. Pete homes there is a good chance there is original terrazzo hiding under whatever flooring is down now. Before we demo, we check. Restored terrazzo is a genuinely desirable finish and it is often cheaper to grind and polish what is already there than to install new tile. It also affects cabinet height and appliance clearances, so it is a decision we make early rather than mid-project.
Old Northeast and Kenwood Bungalows
North of downtown the story flips back to wood frame — Historic Old Northeast and Historic Kenwood are full of 1910s through 1930s bungalows with the same tight service kitchens, plaster walls, and undersized electrical you find in South Tampa. Both neighborhoods have active preservation interest, and exterior-visible work may be subject to review. Interior kitchen renovations generally are not, but we confirm the status of your specific address before we plan any exterior penetration.
Flood Zones and the Fifty Percent Rule
This deserves more attention in St. Petersburg than almost anywhere else in Tampa Bay. Large parts of the city sit in mapped flood zones, and if the cost of improvements reaches half the structure’s assessed value, substantial improvement requirements can force elevation and full code compliance for the entire building. A kitchen alone rarely triggers it, but a kitchen combined with other work inside the same period can. We raise it during the estimate, because finding out at permit review is an expensive way to learn.
Salt Air Is a Material Spec
On Snell Isle, Shore Acres, along Coffee Pot Bayou, and out toward the beaches, salt air will destroy cheap hardware. Standard finishes pit and corrode within a few seasons. We specify appropriate stainless grades for pulls, hinges, and fixtures near the water, and we pay attention to how the range hood termination is detailed on the exterior.
